Know A ll Men by these present that I Gershom Wentworth third of Somersworth in the County of Strafford and State of New Hampshire Husbandman for and in consideration of the Sum of one hundred and fifty pounds L m.y [Lawful Money] to me in hand before the delivery hereof well and truly paid by Timothy Roberts of Rochester in the same County Gentleman and Sarah his wife the receipt whereof I do hereby acknowledge have given granted bargained and sold and by those presents do give grant bargain sell aliene enfeoff convey and confirm to them the said Timothy and Sarah their heirs and afsigns a certain Tract of Land Situate in Said Rochester and lying on Cochecho river (so Called) above the little falls it being one half of the Lot originally granted to Gershom Wentworth and Containing one hundred and twenty acres more of lefs and the South west end of the same Lot.
To Have and To Hold the Said Granted premises with all the buildings and privileges and appurtenances to the same belonging to them the said Timothy and Sarah their heirs and afsigns forever And I the Said Wentworth for myself my heirs Executors and Administrators do hereby covenant and agree to and with the Said Timothy and Sarah that until the delivery hereof I am the true and Sole owner of the said Granted premises and am Seized and Pofsefsed thereof in my own right in Fee Simple and that I have good right and Lawful authority to sell and convey the same in manner aforesaid and that the same are free and clear of all and every incumbrance whatsoever and that I myself my heirs Executors and Administrators will warrant and defend the same to them the said Timothy and Sarah their heirs and afsigns against the Lawful claims and demands of any person or persons Whomsoever In Testimony whereof I have hereunto let my hand and Seal This twenty first day of April [9], 1788 ~~~
